Bedminster is part of the Skylands region of NJ, which is made up largely of farms, fairs, rivers, mountains, parks, wineries and outdoor activities. Historically New Jersey has elected more Republicans to office; however, in recent elections conservatives are being edged out somewhat, in part because there are fewer registered Republicans than Democrats in most of the state. About 80% of the counties have more registered Democrats than Republicans, but elections are still tight. In general Republicans are better at getting out the vote on election night than Democrats.

Bedminster in central New Jersey is known for its rolling countryside, large estates & horse farms (not to mention the Trump golf course, aka summer White House noted below). But the real story for our readers is the The Hills complex of homes in the neighborhood of Pluckemin, just past the northern edge of upper-middle-class Bridgewater.
The Hills is a huge development, about 350 acres extending into neighboring towns, of condos, townhouses and single family homes with rentals available. Prices in The Hills are in line with the neighboring town of Bridgewater. The Hills, dating back to the 1980s and 90s, is nearly a town in itself. It includes two self-contained shopping centers anchored by the upscale Kings supermarket and a CVS drug store as well as many restaurants, coffee shops, take-out and liquor stores. Outside but close to the complex is a neighborhood of Bedminster called Pluckemin, which sports a Fresh Market supermarket and Valley Pharmacy, a compounding pharmacy and holistic health store. There are a few casual eating places in these areas and the usual dry cleaners, hair cutters, etc. The Hills and its surrounding area are well suited for commuting and working from home with high speed internet available from several providers. Commuting to Newark and NYC by mass transit is best done through nearby NJ Transit stations at Far Hills, Peapack, or Basking Ridge on the Gladstone Branch of the NJ transit train line to Hoboken, and from there a short train ride to NYC. Alternatively It’s about a 12 minute car ride to the NJ Transit stations in Bridgewater, Somerville, or Raritan that stop in Newark en route to NYC. Although many families in Bedminster send their children to private schools, the public elementary schools rate well. High school students attend Bernards High School. Overall the Hills may be an excellent choice for singles, couples with no school kids, and those wanting to get away from big city life.
Sections of Bedminster and Revolutionary War traces:
The Pluckemin section of Bedminster is the most historic area of the town, with an island between two branches of the Lamington River including five historic houses. In 1778 General H. Knox and about 1,000 continental army soldiers constructed the Pluckemin Artillery Cantonment, which became the nation’s first military school. The buildings are gone, but in the 1970s and 80s over a million artifacts were dug up. The site is located across from the Rt. 206 entrance to The Hills complex and shopping center.
Estate Farms Dot the area:
Bedminster in total has about 8,000 residents over a large 26 square mile area, indicating that many large estates have a long history in the town. Examples are the old Malcom Forbes estate in Pottersville, (in the 1980s he and Elizabeth Taylor could be seen riding in the area) and that of Steve Forbes ex-Presidential candidate near Burnt Mills Rd. The Hamilton Farms estate is discussed below under recreation. President Trump comes to his golf estate here often in warmer months, but residents have become used to the helicopters and secret service use of hotels and local food shops. The Trump Bedminster golf course and about a dozen large homes are located on a 400 acre estate formerly owned by John DeLorean of automobile start-up fame who lived close to a three-sided courtyard house that could have been set in the 18th English countryside.
Besides Pluckemin, Bedminster has three more sections: a) the “downtown” which is on the east side (sort of a Main St. along Rt. 202 with a restaurant and a mix of professional offices & businesses); b) tiny Lamington out along Lamington Rd., not far from the Trump golf course; amd c) Pottersville in the Northwest corner.
Local taxes are slightly lower due to a good tax base ratio between having fewer public services relative to neighboring towns and some large corporations including AT&T, Verizon, Mallinkrodt Pharma, and Beneficial Finance.
Homes in The Hills Development:
One third of the Bedminster population lives in The Hills complex, which contains some 3,000 townhouses, condos, and single family houses. About 20% of the units are designated for moderate to low income families, which carry certain restrictions in buying and selling.
Given its size, a large number of homes is typically available for sale in The Hills. Over 50 single-family homes and condos are available as of May 2020. Two and three bedroom homes range from $350,000 to $700,000, and a 530 square foot condo listed for only $160,000 as of December 2019.
Rentals in The Hills Development:
In addition there are always rentals available in The Hills complex. Here are a few examples, which are clearly priced much lower than a NYC condo rental (as of May 2020):

Condo at 41 Pine Ct., first floor, 2 br, 2 bath, listed at $2,000 per month rental;
Townhouse at 42 Foxwood Ct., 2 br., 1 bath listed at $2,200 per month;
Townhouse (multi-floor) 3 br, 2.5 baths, listed at $3,100 per month.
Driving out of Pluckemin along Burnt Mills Rd. one sees some large farm and horse riding/training estates and a few single family homes on an essentially country road. The small local Somerset airport Is also in this section.
Great Public and Private School Options:
Historically and at present very many students, who can be seen commuting on NJ Transit from Bedminster, attend the several excellent private schools in the area at all grades. Far Hills Country Day and Pingry are day schools, both through high school. Pingry covers K through high school (Basking Ridge campus for the middle and upper grades). Also through high school, the Purnell School (in Pottersville) Is both boarding and day which allows for a mix of international students. Rutgers Prep in New Brunswick runs through high school.
Of The Hills community children who attend the Bedminster Township Public School (526 students in 2017/18) from pre-k through eighth grades, about 70% met or beat standards in English and 59% in math, which is higher than the state average in both cases.
Bedminster sends its high school students to Bernards High in nearby Bernardsville (about 850 enrolled). On 2017-18 SAT exams, these high schoolers scored 605 in reading and 620 in math, also beating the state average.
Recreational & Cultural Attractions:
New Jersey National Golf Club sits atop The Hills and has some amazing vistas overlooking the countryside; one can even see some of the NYC skyline when weather conditions are right. Horseback riding and lessons are a local favorite as well as many farms with seasonal activities such as strawberry and apple picking, wagon rides, corn mazes, feeding the farm animals and local produce. Bedminster itself has River Road Park (west of Rt. 206 above Pluckemin) encompassing 300 acres of open space, the Stahl Natural Area. There is a 2.6 mile paved hiking and biking path with a pedestrian bridge over Rt. 206 that connects to The Hills complex. Fishing is very popular in the North Branch of the Raritan River within the park boundaries (spring and summer).
The Clarence Dillon Public Library (Lamington Rd. and Rt. 206) has good library services including internet access, books and DVDs, a collection of historical documents, and cultural programs including Sunday concerts.
Leonard J. Bucks Gardens in nearby Far Hills has scenic walking and beautifully landscaped gardens. Jockey Hollow (a Washington army camp grounds) north on Rt. 202 past Bernardsville contains soldiers’ huts from the Revolutionary War period. Also close by are the quaint town of Chester with its small shops and farmers market; Natarir County Park in Peapack with wide expanses; and a hot air balloon festival in August in Readington along Rt. 22. Hamilton Farms in the northern part of Bedminster, in addition to a golf club, hosts the U.S. Olympic Equestrian Team Training Center (including the ornate riding stable built in 1917 which generally invites visitors) and riding stables.
Other nearby nature parks include the Delaware & Raritan Canal State Park; Duke Farms (with walking trails, an Arboretum and Meditation Garden, cafe, farmers market, and environmental education programs for children and adults), and the Sourland Mountain Preserve both in Hillsborough. Commutable Location to NYC and Newark:
As noted above, several public commuting alternatives are available. The Far Hills NJ Transit station is just a few miles from The Hills but has limited permit parking, so the Peapack-Gladstone station or the Basking Ridge station lots, about 10 minutes away, may be better. This line requires a change at Summit, and then most trains end at Hoboken from which the Path trains can be taken into NYC. Some Summit rush hour trains do go through directly to Penn Station in NYC. The shortest time to NYC is about 120 minutes. A one way ticket from these stations to NYC is about $16 or a monthly round trip fare of $445 to $451 depending on the station used.
One can also drive to the Summit, NJ station, park in its large multi-story garage, and pick up the train. The best commute time from Summit to NY Penn is 57 minutes. Another approach is to drive 15 min or so to Somerville or Bridgewater NJ Transit parking lots and take the Raritan Valley line. This requires changing trains at Newark to get to NYC. The best commute time from Bridgewater to NYC is 1 hour and 19 minutes, but it’s usually upwards of two hours.
The Hills is conveniently located near the major highways of Rt. 287 and Rt 78 headed to NYC and Newark, which sets up a decent car or bus commute. Lakeland Bus Lines offers direct service from The Hills to Port Authority NYC along Rt. 78 for a 70 minute trip costing $13.75 one way or $118.50 for a 10 trip ticket set. It’s only a 50 minute drive from Bedminster into NYC when traffic is low.
